Hidden Treasures Ready To Be Discovered At Treviso Bay
Although some of the neighborhoods and residential offerings at Treviso Bay, the 1,050-acre gated, golf and resort-lifestyle community located on US 41, just south of St. Andrews Boulevard in Naples, can be seen from US 41, others are hidden from view but are ready for homebuyers to tour by simply visiting the community’s award-winning sales center. According to Premier Properties’ Rod Robinson, the director of sales and marketing for Treviso Bay, the neighborhoods of Pavia, Lipari and Acqua di Treviso, located in Parcel C of the community, are just a short drive beyond the neighborhoods visible in Parcel A which fronts US 41. “Many visitors to our sales center are surprised to discover the scale of Treviso Bay and the number of neighborhoods we offer that can’t be seen as they pass by on the Tamiami Trail,” said Robinson. All of the homes in Pavia, Lipari and Acqua di Treviso offer lake views or views of the 110,000-acre Rookery Bay National Estuarine Reserve, one of the few remaining undisturbed mangrove estuaries in North America. “It’s a beautiful and unique site,” commented Robinson. Pavia is an enclave of just 11 home sites that average 150 feet wide by 180 feet deep. The Preferred Builders in Pavia include Harwick Homes, Snell Custom Homes, Gulfshore Homes and McGarvey Custom Homes – all of which are considered to be among the best high-end homebuilders in Southwest Florida. Harwick Homes was one of the first builders to start the construction of its model in Pavia. The Palazzina is a four-bedroom plus study/four-and-a-half-bath home with 5,145 square feet under air and 8,022 total square feet including a side-entry three-car garage. Gulfshore Homes’ Vizcaya, also located in Pavia, is a two-story home, four-bedroom plus study/four-and-a-half-bath plan with 5,830 square feet under air and 8,565 total square feet. The prices for the custom homes and lot packages in Pavia are expected to start in the $4.5 million range. Home sites are priced from approximately $900,000. Lipari is a neighborhood of 28 executive homes and lot packages. Multiple designs lead to a variety of semi-custom homes catering to the residents’ own personal style. Gulfshore Homes and McGarvey Custom Homes are the Preferred Builders in Lipari. All 28 homes within the cul-de-sac neighborhood will range in size from 3,250 to 4,750 square feet under air. McGarvey Custom Homes currently has two model homes under construction in Lipari, the Bella Vista and the Villa Magnolia. The Bella Vista is a four-bedroom plus study/four-and-a-half-bath home has 3,905 square feet of air-conditioned living space and 5,156 total square feet, including a guest media room and courtyard. The Villa Magnolia is a two-story, four-bedroom/four-and-a-half bath home with 4,864 square feet under air and 6,469 total square feet. Gulfshore Homes also has two models under construction in Lipari, the Siena and the Mirada II. The Siena is a three-bedroom/three-and-a-half-bath home with 3,664 square feet under air and 5,612 total square feet and includes a guest suite. The Mirada II is a two-story, five-bedroom/five-and-a-half-bath home with 4,682 square feet under air and 6,057 total square feet. Prices for home and homesite packages in Lipari start at approximately $2.5 million. Reservations are also being taken for Acqua di Treviso, a neighborhood of four luxury towers that overlook the Rookery Bay National Estuarine Reserve and out to the Gulf of Mexico. Each of the towers will be eight-stories over parking with eight residences per floor. The first building, Alberi Acqua, is being developed by Mady Development Corporation, a 31-year old Canadian company with projects in Dallas-Fort Worth, Chicago and Ontario. The residents of Alberi Acqua will have access to the building’s resort-style amenities including a free-form pool with spa, large wrap-around deck, cabanas, a grill area and a cabana bar. Four floor plans are available. Plan A is a corner, three-bedroom plus den/three-and-a-half-bath home with 3,083 square feet under air and 3,519 total square feet. Plan B is a three-bedroom/three-and-a-half bath home with 2,729 square feet under air and 3,029 total square feet. Plan C is a three bedroom/three-and-a-half-bath home with 2,079 square feet under air and 2,294 total square feet. Plan D is a three-bedroom plus den/three-and-a-half-bath home with 2,714 square feet under air and 2,979 total square feet. The tower residences are priced from the $900s to approximately $1.8 million. In addition to the neighborhoods in Parcel C at Treviso Bay, homes are also available in the community’s Phase A. Robinson says more than 10 model homes are under construction in the neighborhoods of Via Veneto, Vercelli, Di Napoli and Italia. The first models are expected to open in November. Prices in Phase A start in the mid-$700s. The residents of Treviso Bay will have a wide array of amenities including an 18-hole championship golf course, named TPC Treviso Bay, the only TPC network club in Southwest Florida and built and maintained to PGA TOUR standards. The course, which is currently under construction and due to open for play in late 2007, was designed by Arthur Hills, with PGA Championship winner and Ryder Cup Captain Hal Sutton as Player Consultant. The TPC Treviso Bay clubhouse measures 52,000 square feet and will include formal and casual dining areas, a 350-seat banquet facility, locker rooms and a Champions Room for PGA TOUR players. The Treviso Bay Club & Spa is a 33,000-square-foot building with a 4,500-square-foot state-of-the-art fitness center, for cardio, circuit and strength training, group exercise rooms, personal training rooms, a Pilates studio and a spa with pampering treatments from massage to skin care. The Club & Spa area is also planned to include a Bijoux movie theatre with seating for approximately 40 people for watching films or sporting events as well as hosting educational programs and seminars. Additional proposed amenities include the Mediterranean Café for poolside food and beverage service, a children’s walk-up lunch counter, a tennis pro shop and The Carousel Kids’ Club. Outside of the Treviso Bay Club & Spa are two distinct areas, one for children and the other for adults. The children’s area features a child’s playground and a child’s pool. The adult side consists of six Har-Tru tennis courts protected by a soft mesh see-thru draped fabric and a Tennis Pavilion. A 75-foot 3-lane Olympic training quality lap pool, a resort-style lagoon pool with waterfalls, a gazebo bar, a day spa, healing/serenity garden and 40 private cabanas are also located in this area. The Odyssey Treviso Bay Marina Club offers 135 dry Storage Bays as well as boat rentals and entitles members to use the club lounge facilities, boat storage and concierge launch service. Marina Club details are still in the process of being developed. Treviso Bay, which will have approximately 1,200 residences upon completion, is being developed by the Wisconsin-based firm, V.K.
